Majan has become an active off-plan market in Dubai. New launches compete through pricing, payment plans, apartment sizes and amenities. The Vault by Imtiaz enters this market with a different project scale.
The Vault is planned as an eight-storey residential building in Majan. It also includes one basement level for parking. The project is developed by Imtiaz Developments. Dubai Land Department records currently show 54 registered units. The project is registered to start in December 2026, with a registered completion date of June 2029.
This gives The Vault a different profile from several larger residential projects already being sold in Majan.
The Vault Has a Smaller Project Scale
Project size is one of the first things worth looking at.
The Vault currently has 54 units registered with DLD. That is a relatively small number for a new residential project in Majan. A smaller unit count also means fewer identical apartments within the same building.
The building follows a low-rise residential format. Top Ultra Luxury describes the project as having a basement, ground and podium levels, followed by the residential floors.
This is different from several larger towers now being sold in Majan.
Samana Barari Twin Towers, for example, offers studios, one, two and three-bedroom apartments. Its current launch price is around AED 1.11 million, with handover expected in Q3 2027.
The Vault may therefore appeal to buyers who prefer a smaller residential building. It offers a different structure from a large tower containing hundreds of apartments.
The Vault is in Early Stage
The development stage of project is another important point.
As of September 2026, Imtiaz has not publicly released a confirmed price list, payment plan or final market handover schedule for The Vault. The DLD register currently shows the project as pending, with 0% completion and 54 registered units.
Because of this, a direct price comparison is not possible yet.
Several competing Majan projects already have published prices and payment structures.
Barari Gate by ADE, for example, starts from around AED 703,000, depending on the available release. Its payment plan includes 20% on booking, monthly construction payments and 40% after handover over three years. Handover is scheduled for Q4 2028.
Samana Barari Heights starts at about AED 905,000 for a studio. Its published payment structure includes 20% on booking, 47% during construction and 33% after handover. Handover is expected in Q3 2028.
For now, The Vault’s difference comes from its project structure and launch stage. There is no confirmed price advantage to point to yet.
Amenities Focused on Everyday Living
The Vault also has a broad list of residential amenities.
Top Ultra Luxury lists an adult swimming pool, children’s pool, gym, BBQ area, clubhouse, cinema and outdoor dining space. The project also includes landscaped areas and facilities aimed at families.
The cinema and clubhouse add indoor options for residents. The children’s pool and play facilities may also appeal to smaller families.
This is a different approach from some Majan developments that focus heavily on resort-style facilities, large outdoor spaces or extended payment plans.
For buyers, the useful question is not simply how many amenities a project lists. It is how often those facilities are likely to be used after residents move in.
Barari Gate Competes on Payment Flexibility
Barari Gate by ADE is a useful comparison for buyers looking at the value segment in Majan.
Its starting price is currently around AED 703,000, subject to the available release. The project includes studios, one, two and three-bedroom homes. Listed sizes range from about 408 sq. ft. to 3,840 sq. ft.
Its payment plan is one of its main points.
The developer’s factsheet states a 60/40 structure. Buyers pay 20% as the down payment, followed by monthly construction instalments. Another 40% is payable over three years after handover. Completion is expected in Q4 2028.
The Vault does not have a published payment plan yet. That gives Barari Gate a clearer position for buyers who want to plan future cash requirements.
The comparison could change once Imtiaz announces The Vault’s official payment terms.
Samana Barari Heights Offers Payment Options
Samana Barari Heights is another project worth comparing with The Vault.
The development offers studios and larger residential units. Its published starting price is around AED 905,000. One payment option requires 20% on booking, 47% during construction and 33% after handover.
A second option requires 25% on booking, 50% during construction and 25% at handover.
For a buyer focused on payment flexibility, this provides more information than The Vault currently does. Imtiaz has not announced its payment structure for The Vault.
The two projects also differ in scale. The Vault has 54 registered units. Larger projects can have more owners selling or renting similar apartments at the same time.
That can influence competition between units later, although actual resale and rental conditions will depend on demand and future supply.
Jade Tower Has an Earlier Handover
Jade Tower by Tiger represents another type of competition in Majan.
The project has published pricing from around AED 1.26 million for the listed two-bedroom unit. Handover is scheduled for Q1 2027.
Its published payment structure includes 10% at booking, 30% during construction, another 10% at a later stage and 50% through monthly or quarterly payments.
The delivery timeline is the key difference here.
Jade Tower is currently scheduled for completion much earlier than The Vault’s DLD-registered completion date of June 2029.
For investors looking to receive rental income sooner, the handover schedule becomes an important part of the comparison.
The Vault is still at an earlier stage. Its eventual launch price and payment plan will therefore have a major role in how buyers compare the two projects.
The Vault Benefits From Majan’s Location
The Vault also benefits from being in Majan.
Majan is part of Wadi Al Safa 3 within Dubailand. The area has access to Sheikh Mohammed Bin Zayed Road. Global Village and IMG Worlds of Adventure are also nearby.
DLD-based market data shows strong transaction activity across the wider Majan market. The latest available 12-month data records around 8,116 registered sales transactions.
The same data shows a median price of about AED 1,503 per sq. ft. and median new rent of roughly AED 69,000 per year. The reported gross apartment yield is around 7.3%.
These figures cover Majan as a whole. They should not be treated as a forecast for The Vault.
The project has not yet completed and does not have enough rental history to establish its own yield.

The comparison becomes easier when each project is viewed through its main characteristics.
