Ras Al Khaimah is gaining attention as a UAE tourism and property market. The emirate recorded 1.35 million overnight visitors in 2025, up 6% from the previous year. Tourism revenue also rose by 12%.

One major project driving interest is Wynn Al Marjan Island. The resort is under construction and is set to open in September 2027. Wynn Resorts says it will have 1,530 rooms and suites, 24 restaurants, a private beach, pools, a marina and entertainment facilities.

Against this backdrop, Costa Mare by Ellington Properties offers beachfront homes on Al Marjan Island. Its location puts residents close to Wynn while keeping the project focused on private beach living.

Why Wynn Al Marjan Matters to Costa Mare Buyers

The main attraction is Costa Mare’s location near Wynn.

Current property listings place Costa Mare about 1.3 km from Wynn Al Marjan Island. The drive can take around two to five minutes, based on the route and traffic.

Wynn is expected to bring more tourism and entertainment activity to Al Marjan Island. The resort will include hotels, restaurants, retail, events, a beach club and other facilities. Its 548-metre Marjan Bay Bridge is also being developed to connect the resort with the wider road network.

However, being close to a casino does not guarantee higher property prices. Results in other markets have been mixed.

For Costa Mare buyers, the main advantage is the overall location. It combines beachfront access, a growing tourism area and close access to a major integrated resort.

Al Marjan Island’s Resort Zone

Costa Mare is located on the waterfront of Al Marjan Island. Some property listings refer to its position as Treasure Island, while Ellington identifies the wider location as Al Marjan Island.

The project is designed around its coastal setting. Large windows, terraces and open views help connect the homes with the sea.

The location also offers access to other parts of Ras Al Khaimah. Current listings place Al Hamra Mall around 10–12 minutes away. Ras Al Khaimah International Airport is around 30–35 minutes away, depending on traffic and the route.

For investors, the location can appeal to two groups. One is buyers looking for a waterfront home. The other is tenants seeking short or long stays near the island’s beaches, hotels and entertainment options.

Inside Costa Mare 

Costa Mare has four connected towers inspired by the surrounding mountains and coastline. Ellington’s project information lists 941 residences.

The towers are connected by leisure areas and landscaped spaces. The project also includes shared spaces around the 12th and 13th levels.

The project offers several home types:

  • 4-bedroom residences

  • 5-bedroom beach villas
  • Large penthouses

Different layouts are available across the four towers. Some larger homes also include private pools.

This mix gives buyers different options. A one-bedroom can suit an investor looking for a smaller waterfront unit. Larger homes can suit buyers who need more space.

Costa Mare is planned with 70+ amenities across its residential and leisure areas.

Current Prices and Payment Plan

The AED 2.3 million starting price still appears on some property portals. However, current inventory shows higher prices for some available units.

Ellington’s availability page, updated 18 September 2026, showed eight Costa Mare units. The available two-bedroom residences were priced from around AED 3.87 million to AED 5.16 million.

Other current listings show one-bedroom units from around AED 2.57 million to AED 2.85 million, depending on the unit and release.

Buyers should check the latest price list before using AED 2.3 million for an investment calculation.

Ellington’s published payment structure follows a 70/30 plan:

  • 20% on booking
  • 10% 90 days after reservation
  • 10% 180 days after reservation
  • 5% at 20% construction completion
  • 5% at 30% construction completion
  • 5% at 40% construction completion
  • 5% at 50% construction completion
  • 5% at 60% construction completion
  • 5% at 70% construction completion
  • 30% on completion

Ellington also states that 4% is due on completion for title deed registration expenses. A RERA registration fee also applies at the booking stage.

Costa Mare is currently targeting Q3 2028 completion.

The payment plan matters because the final 30% is due at completion. Buyers should plan for this amount rather than assume future rental income will cover it.

What Costa Mare Could Mean for Investors

Ellington Costa Mare gives investors exposure to three main themes: waterfront property, Ras Al Khaimah’s tourism growth and the arrival of Wynn Al Marjan Island.

The timing also matters. Wynn is scheduled to open in September 2027, while Costa Mare is targeting completion in Q3 2028. The surrounding area could therefore see major changes before Costa Mare is handed over.

The investment case still depends on the individual unit.

A sea-facing one-bedroom can have a different rental profile from a larger inland-facing home. Service charges and the amount needed before handover can also affect the return.

Buyers should review the exact unit, current price, payment plan, expected running costs and comparable rents before committing.
